Tax Rate History & Calculations
The table below shows the tax rate for each fiscal year. To determine the property taxes assessed on a particular piece of property, divide the value of a property by $1,000 and then multiply by the tax rate. For instance, a property valued at $100,000 in Fiscal Year 2025 would be assessed $1,427 in taxes ($100,000 divided by 1,000 equals 100; multiply 100 by $14.27 which equals $1,427). The link for the fiscal years starting with 2006 will provide you with the four-page "tax recapitulation" calculations used by the Commonwealth of Massachusetts to determine the tax rate.
The four pages includes information about the appropriations approved by town meeting, the amount of local receipts or revenues (motor vehicle excise tax, ambulance fees, licenses and permits, etc.) estimated to be collected in the fiscal year, other revenues such as water fees, state aid, and use of any "free cash" or stabilization funds, any assessments to be paid by the Town, and how the total amount of property tax will be determined and then assessed against each parcel property.
